Homeowner FAQ

How do I pay my HOA dues or see my account balance?
​Log in to the Resident Portal or use the Community Link mobile app. You can pay by e-check, card, or ACH. If you prefer paper, we can provide mail-in options and payment coupons.
I got a violation notice. What does it mean and what should I do? 
Violation notices are friendly reminders to maintain community standards. The notice will include photos, a clear explanation, and a timeframe for correction. If you have any questions or concerns regarding the notice, please contact our team. 

Here's how to handle violation notices in the homeowner portal: 
1. Login or register via acmhome.com
2. Navigate to Request → Violation Request section
3. Review the violation details carefully
4. Post comments, add photos, or status updates
5. Reference the relevant CC&Rs and use respectful communication
6. Document and monitor follow‑up steps
7. Engage with the Board or manager if escalation is needed
How do I submit a request to make changes to my home or yard?
All architectural requests must be submitted through the online portal or app, accompanied by a description, sketch, and timeline. The Architectural Committee reviews all requests, typically within 30 days. Watch the Committee Training for details →
Who do I contact for emergency maintenance? 
Call our 24/7 emergency line at 1-800-463-1086 for critical issues like flooding, safety hazards, or broken community amenities.
How do I contact my Community Manager or get help?
Visit the Resident Portal, call the main line, or email your assigned manager. Response time is typically within one business day. ​

Board Member FAQ

Where can I see financials, delinquencies, and pending invoices
Log into the Board Portal for access to financial reports, collections status, and invoice approval via Strongroom. Reports include aged receivables, reserve balances, and budget variance.
How can I learn more about my role and responsibilities?

Who takes meeting minutes? Can we get help with that?
While ACM doesn’t provide in-house minute-taking, we work with vetted partners and can provide training for your admin team
Can I customize the reports I get each month?
Yes! Reports can be tailored to your preferences—PDFs, Excel, or custom dashboards. Just ask your Community Manager.

​Architectural Committee FAQ

What’s the committee’s role in the request process?
Committee members will review homeowner improvement requests to ensure they meet community guidelines. ACM then provides support by prepping files and tracking deadlines. See full training here 
How long do we have to review a request?
Typically, 30 days. ACM notifies you when a new request is submitted and keeps everything organized in the portal.
Can we get training or templates
​Yes! ACM offers on-demand and live trainings, plus templates for notices, forms, and response letters.
